Player Houses are back in Forza Horizon 6, and they do much more than just give you a place to park your favorite cars.
Spread across Japan’s vast open-world map, these homes unlock passive bonuses, additional progression systems, Wheelspins, and other perks that remain active once purchased.
Unlike previous Horizon entries, some houses also tie directly into new systems such as Estate customization.
Here’s every known Player House location in Forza Horizon 6, along with what makes each one worth buying.
Mei’s House
Location: Starting area of the Horizon Festival
Unlock Requirement: Automatically unlocked at the beginning of the game
Cost: Free
Perk: Wheeler Dealer(allows car trading)
Mei’s House serves as your first home in Japan and becomes available immediately after starting your journey. Since it’s free, every player receives its bonus from day one. It is like your tutorial house before the game opens up the larger property system.
Yashiki House
Location: Southern countryside region of Japan
Unlock Requirement: Available early-game
Cost: 10,000 CR
Perk: Estate Builder
This is probably the first house most players should buy.
The price is extremely low, making it accessible within the first few hours, and the Estate Builder perk unlocks access to the new estate-building progression system.
If you plan on diving into customized content, this purchase is almost mandatory.
Tokyo House
Location: Tokyo City district
Unlock Requirement: Progress through the main campaign
Cost: 3,000,000 CR (free with VIP)
Perk: Free Wheel Spin
Located in the game’s massive Tokyo area, Tokyo House is one of the most expensive properties available.
The city itself is significantly larger than previous Horizon urban environments, making this home a useful hub if you are spending lots of time in street racing events.
VIP owners receive this property at no additional cost. It gives you one free wheel spin every day as part of its perk.
The Estate
Location: Rural mountain region of Japan
Unlock Requirement: Estate progression unlock
Cost: Varies
Perk: Advanced Estate Customization / Build Mode Access
The Estate works differently from a traditional Player House. Rather than functioning as a standard garage with a passive reward, it acts as a large, customizable property where you can place structures, decorate areas, showcase vehicles, and create a personalized space that other players can visit.
Instead of focusing on bonuses like Credit boosts or Wheelspins, its value comes from expanded creative freedom and social functionality.
Minka House
Location: Traditional countryside area (Ito Region)
Unlock Requirement: Earn the Green Stamp in Discover Japan
Cost: 450,000 CR
Perk: Credit Stunts(+10% Credits in Horizon Stunt Party Events)
Minka House embraces classic Japanese architecture and gives players a quieter home away from Tokyo’s crowded streets.
The Credit Stunts perk increases rewards from stunt-based activities, making it useful if you are regularly farming Drift Zones, Speed Traps, and danger-sign events.
Hakusan Mountain Lodge
Location: Mountain region near touge roads (Sotoyama Region)
Unlock Requirement: Earn the Blue Stamp in Discover Japan
Cost: 635,000 CR
Perk: Additional Garage Slot, Cool Credits(+10% Credits in Horizon Life Events)
Drivers who enjoy mountain races and winding roads will likely use this house often. Positioned close to high-altitude routes, it’s ideal for drifting and touge racing.
The extra garage functionality becomes useful as your collection grows. Another perk is Cool Credits, which gives you 10% more credits in Horizon Life Events.
Fuji Unkai House
Location: Mount Fuji / Shimanoyama region
Unlock Requirement: Earn the Orange Stamp in Discover Japan
Cost: 830,000 CR
Perk: Career Driver(10% more credits while completing Horizon Jobs)
Located around one of the most scenic areas in the game, Fuji Unkai House offers incredible views and easy access to some of Japan’s iconic roads.
The surrounding region has become one of the most visually impressive parts of FH6’s map. It provides a progression-oriented perk, 10% more credits while completing Horizon Jobs, which benefits long-term campaign play.
Soko 78
Location: Tokyo City dock/warehouse district
Unlock Requirement: Unlock the Purple Stamp in the Discover Japan journal
Cost: 980,000 CR
Perk: on Import/Export, Pay 5% less Credits when purchasing vehicles from the Autoshow
Soko 78 is one of the later-game houses and is located in Tokyo’s industrial area. Its urban location makes it useful for players participating in street races and city events.
The warehouse-style property is especially valuable if you frequently buy expensive cars because the Autoshow discount stacks into major savings over time.
Vision House
Location: Ohtani Region
Unlock Requirement: Unlock the Gold Stamp in the Discover Japan journal
Cost: 1,500,000 CR
Perk: Driving with Friends + Additional Garage Slot
Vision House is among the final properties available in Forza Horizon 6. It’s positioned on a mountain overlooking the city.
This house offers co-op-focused bonuses along with an extra display garage slot for collectors.
Which House Should You Buy First?
If you’re starting fresh, Yashiki House is easily the best early-game purchase. It costs very little and unlocks Estate functionality almost immediately.
If you have a large Credit balance, aim for Tokyo House. Collectors will eventually want every property because passive bonuses stack together.
Forza Horizon 6 expands the Player House system beyond simple garages. With Japan serving as the largest Horizon map to date and featuring everything from Tokyo streets to mountain roads and countryside villages, the houses feel more connected to progression and exploration than ever before.
Collecting them all isn’t just about flexing Credits anymore; each property gives you practical long-term benefits.
